First home scheme check
This reports rather than decides. Eligibility for the first-home schemes turns on residency, income, prior ownership and a capped annual queue — none of which a calculator can see. What it can do is show which price caps a purchase clears and list the tests that remain.

5% Deposit Scheme price cap
under the $1,500,000 cap
- Cap for NSW, capital city and regional centres
- $1,500,000
- Stamp duty, first home
- $0
- Stamp duty, general rate
- $25,687
Everywhere else in NSW the cap is $800,000. The postcode decides which applies.
$25,687 less than the general rate.
A price under the cap is one test of several. Citizenship or permanent residency, whether either buyer has owned property before, and living in the home all still apply — and the scheme is administered through participating lenders, not by us. Since 1 October 2025 there is no income test and no limit on places.
What this does not tell you · It cannot tell anyone they are eligible. Scheme caps and rules change, places are limited each financial year, and the First Home Owner Grant differs in every jurisdiction — most restrict it to newly built homes.

This calculator ships as part of a Finance OS build, on your brand and your booking link, so an enquiry that starts with a number ends in your calendar rather than on a bank’s website.
